|Entrance Gate Hit by Vehicle|

On the morning of August 24th, a truck towing a trailer hit the right hand side entry gate causing both the gate and the gate opener (motor) to be removed from their hinges and foundation. Extensive damage resulted. The good news is that we have video footage of the incident and will be working with law enforcement and our insurance company to identify those responsible and to make repairs.
Until the repairs are completed, the gates will be all be open as having some gates open, some missing and some closed at times will be confusing to motorist. It is expected that repairs will be made in conjunction with the Front Entry Paver Removal project that will be starting in mid-September.

|Board of Directors Sign Code of Conduct & Ethics Policy|

During the May 16, 2017 meeting of the Las Palmas Ranch Master Association No. 2, all seven (7) members of the Board voluntarily signed the recently approved Board of Directors Code of Conduct and Ethics Policy. The Board, who are elected by the Association members agreed to hold themselves to a high level in regards to conduct and Board Member duties. To view the new policy, please click here.
|Fencing Repair and Replacement|

With the recent wave of storms hopefully behind us our attention now turns to repairing or replacing damage items. Many homeowners have sustained damage to their property fences. Here are the some guidelines regarding obtaining the necessary approval from the Association's Architectural Review Committee (ARC).
1. Repair - If you are simply repairing small parts to your fence (a board here, a board there) no approval is necessary as long as your repair matches the rest of the remaining fence.
2. Replacement - If you need to fully replace your fence (all or significant parts), as long as you do not change the overall style including the height, dimensions, and materials, you do not need approval as it is considered more of a maintenance function than a change to the property.
3. Replacement with change - If you need to fully replace your fence and you want to change the style or design of the fence or the height, dimensions or materials, you WILL need approval from the ARC. Please complete and submit an ARC Application.
Caution - If you have to replace your fence you may think that now is a good time to make it taller, please note that Monterey County limits fence heights to 6 feet without obtaining a county building permit. The County has issued citations to some Las Palmas residents in the past for having fences that are taller than 6 feet. Please check with Monterey Planning and Building for more information.
